What is the address-change registration duty?
From April 1, 2026, a property owner must apply to register a change of address or name within 2 years of the change. Failing to do so without a justifiable reason can lead to a fine of up to ¥50,000.
What if I moved before that date?
If your address or name changed before April 1, 2026 and is still unregistered, registering by March 31, 2028 is sufficient.
Is there an easier way?
If you register "search information" in advance, the Legal Affairs Bureau can confirm the change through the residents' registry and update the record ("smart change registration"). Check the Ministry of Justice guidance for the conditions.
