FAQ

What is the deadline for inheritance registration?

Within 3 years of learning that you acquired the property by inheritance (mandatory since April 1, 2024). For unregistered property inherited before that date, registering by March 31, 2027 is sufficient.

What happens if I do not register?

Failing to apply in time without a justifiable reason can lead to an administrative fine of up to ¥100,000. The Legal Affairs Bureau first sends a notice urging registration, and only if that is ignored does it notify the court.

What if the estate has not been divided?

Filing an "heir declaration" (a simple procedure to tell the Bureau you are an heir) satisfies the duty, with no registration tax. Once the division is agreed, you must register according to it within 3 years.

What if the property was left to a non-heir?

A non-heir who receives property by bequest is not covered by the inheritance registration duty, but without registration they may be unable to assert their rights against third parties.
