Japan Property Price Estimator: Land and Houses

Choose a municipality and area to see an estimated range for land or a house, based on Japan's 2026 Official Land Prices, plus the maximum brokerage fee. No sign-up.

Amounts on this site are rough market estimates calculated from public data, not a valuation or appraisal. Actual sale prices vary widely with each property and the market. Confirm with valuations from several agents or a professional before deciding.

FAQ

How is the estimate calculated?

We multiply the land area by the per-m² price from Japan's Official Land Prices (as of January 1, 2026; about 24,000 residential and commercial sites). The range is the 25th–75th percentile of sites in the same municipality. For houses, a building value based on the National Tax Agency cost table is added.

Is the official land price the same as the sale price?

No. It is the "normal price" for vacant land in an ordinary transaction. Real sales move up or down with land shape, road access, size, building condition and the seller's circumstances.

How are old houses valued?

The building loses value in a straight line over its statutory useful life (wood 22 years, steel 34, reinforced concrete 47) and is counted as zero after that. Renovation and condition change the real value.

Is my address or location sent anywhere?

No. All calculations run in your browser. If you use your location, it is only used on your device to find nearby sites.
